Question: i am 81 years old my doctor said i can no longer live by myself can i use that to break my lease besides i can no longer afford to pay my rent

Answer: The Arizona Residential Landlord and Tenant Act provides for lease cancellation only in domestic violence situations and for law enforcement tenants [ARLTA, sections 33-1318, 33-1319]. No other Arizona law covers lease cancellation. However, residential lease agreements are contracts, and determined by the contract language, including "Early Termination" penalties and obligations (usually an amount less than the total remaining rent). If no Early termination option is available, the full remaining rent is owed.
