Question: Can a landlord refuse to accept a 60 day written notice? Where are the laws against this?
Answer: Arizona’s rental housing laws do not address the issue of whether residential landlords may or must accept two months’ written notice. If a landlord were to refuse to accept a 60-day written notice, then the tenant might wish to wait 30 days then give the landlord a 30-day written notice (which is what the Arizona Residential Landlord and Tenant Act does identify as the minimum requirement when rent is paid on a monthly basis (A.R.S. 33-1375)).
