Question: My fridge was broken upon move-in. My landlord says I am required to be home to let repair people in, but I am not able to. Is it the responsibility of the landlord to make sure someone's at the property to allow repairs?
Answer: There are no specific rules about this. All the Arizona Residential Landlord and Tenant Act says is that (except in an emergency) the landlord must provide advance notice to and/or have their tenant’s permission to access the rented dwelling while the tenant cannot unreasonably withhold access from the landlord (A.R.S. 33-1343).
