Question: My Nephew and I started to rent a room from the homeowner and without notifying us before moving in the house was almost foreclosed on till it was sold to a different owner. Now the current owner is saying we have less then two weeks to vacate. What rights do we have in regards to this unforeseen situation?

Answer: The answer to this question will depend on several factors, including the term of the current rental agreement, which may be written or verbal (A.R.S. 33-1310). A week-to-week rental agreement may be terminated by the landlord with 10 days written notice, while a month-to-month rental agreement may be terminated by the landlord with 30 days written notice (A.R.S. 33-1375). As a general rule, an existing rental agreement continues even if and when the original landlord sells to a new landlord.
