Question: Does AZ Landlord Tenant Act apply to senior living facilities, specifically independent living facilities where residents contract with the facility includes some meals, use of facilities' transportation services, etc? (To be clear, I am not asking about assisted living facilities.)

Answer: In Arizona, there are protections or other legal requirements for residents in nursing care institutions (ARS § ARS § 36-401(34)) and assisted living facilities (ARS § ARS § 36-401(9)), but senior residential properties that do not qualify under either of these provisions follow the Arizona Landlord & Tenant Act.
