Answer: AZLawHelpQuestion 21801
The Arizona Residential Landlord and Tenant Act details the obligations of a tenant and a landlord.
(www.azhousing.gov) and A.R.S. Title 33 Section 10)
The first obligation of a tenant is to pay the rent, as stated in the lease. The Landlord is to provide and maintain fit premises, which includes the safe and working order of all utilities, plumbing and electrical.
(www. A.R.S. §33-1324)
If there is a breach by the landlord, there are remedies for noncompliance by the landlord, including written notices by the tenant to the landlord.
(www. A.R.S. §33-1361, 1364, and 1369)
