Question: I am working on a dispute with a home warranty company. I am trying to find where it states what is considered too hot in a home for it to be deemed an emergency?

Answer: Unfortunately, there is no law requiring home warranty companies to fix an A/C unit when the indoor or outdoor temperature reaches a certain level. There are municipal codes requiring residential landlords to keep their rental units cool, but those codes do not apply to home warranty companies. However, for reference: In the City of Phoenix, the Neighborhood Preservation Ordinance requires landlords to keep their rental units from getting any hotter than 86 degrees if the unit is cooled by evaporative cooling or 82 degrees if the unit is cooled by air-conditioning.
