I have a tenant with a one year lease, the lease will expired in another 4 months, but the tenant has neglected to report damages cause by water leaks on the roof, and most of my ceilings are falling down, I have extensive damages due to the tenant not notifying of the water leaks, I will very much like to give her 30 days notice to leave the premises, it's going to cost me lots of money to make the repairs and since the leaks are being going on for so long my homeowners insurance wont paid for them, can I send a Unconditional Quit form to the tenant? Thanks.

I bought a house back when the housing market boomed and at the time had a decent job that can pay for the mortgage. A year and a half later my contract ended for the job and now can't afford the mortgage. I am wondering if it's possible to do a short sale with a good amount of savings in the bank? I have 2 mortgages with 2 different lenders. I just don't want to deplete my lifetime savings before I do a short sale. I haven't missed a payment.

Hi, I have a few questions. I have a landlord that recently told me the rent was going up by 200 dollars with about a 2 week notice via text message. Is that legal? Also, I had told her I was having an issue with foul odors coming from the hall restroom and requested her send a plumber or her handyman. This problem has been brought up to her previously as well and no action was taken on her part. She actually got upset with me at the request. She then by text again said she should have raised my rent to 1250 if she knew I was going to "complain". We also are having ac problems . Please help

The property management is asking that I completely replace the carpet in a bedroom. I disagree, and said that it could be easily fixed with spot treatment and carpet cleaning. As stated in the original lease document that I signed; number 8 states to return the house in "good condition with normal wear and tear." They informed me (over the phone) that "spots" smaller than a quarter would NEVER be considered normal wear and tear and would come back within three months of PROFESSIONAL carpet cleaning. I'm having a carpet company evaluate document. If the company agrees with me,w hat do I do?
