  • I let a friend of mine live in my house rent free for about 7 months after she had a baby. I babysat and cared for the child while she worked and never charged her any money for childcare. After 7 months, she moved out but left most of her personal belongings in my house. It has now been 8 months since she left. How long does the law state that she has to come back and claim her belongings before her property is considered abandoned. And then do I legally take ownership of her property? I have also loaned her money which she has not paid back yet. Please advise. Thank you.

  • My Park charged me a $5 per day late fee on unpaid late fees. Is this legal in Arizona? The park applies any payment made to the amount due, thus guaranteeing that any payment made that is less than the entire amount owed will be subject to late fees for the entire time additional money is owed. I believe there are laws preventing that practice for mortgages but I'm unsure about rentals or leases. Shouldn't payments first be applied toward the monthly rent or lease and then any additional payment be applied to late fees? And isn't it illegal to charge interest or fees on late fees?
  • Hello we have a tenant that rents a place on are property for 475.00 month her it includes her utilities cable and internet air heat garbage water sewer. She moved her boyfriend and his dog in about the same time. She works he is here 24 7. For 3 months he has been here causing problems within the neighborhood I can no longer use my back yard for my dogs as my little dog well start a fight because he thinks his dog has taken over his yard. I have reached the end of being taken advantage of. She gave notice of 18 days I accepted can I boot him like I should have?

I noticed that the landlord was charging some of the neighbors water meter to my bill. I've gone multiple times to their office and the landlord is never there. The secretary tells me she can't do anything and that I have to speak to the landlord. I've called the landlord multiple times and left messages and no answer or response from them. The bill says they will keep charging me if I don't pay the bill and evict me. What steps can I take?
