Question: My landlord placed an immediate eviction notice on my door. Is it possible to immediately evicte someone without going to court?
Answer:

Generally, for a landlord to evict a tenant, they are required to give the tenant notice and an opportunity to cure any alleged default/breach of your lease/tenancy. If the tenant does not timely cure the default after notice, the landlord is generally required to file a detainer action in court, serve the tenant with it, and that tenant will have the opportunity to present their side of the story in court on a specified date. However, under ARS 33-1368, there are certain conditions under which a landlord can move to immediately terminate a tenant’s occupancy. More information can be found in the Arizona Residential Landlord Tenant Act.
