Eviction
questions & answers
Question: I have received a three day notice on the 6 of this month and on the 17 of this month. I tried to give my landlord the rent money, and I've tried calling her. She did not respond. So, I went down to the court house and I paid my rent there. What do I have to do I do next.
Answer: The most important thing for a tenant to remember is the duty to pay rent and pay that rent on time. First refer to your lease: when rent is due, penalties for non-payment, and the landlord’s rights regarding remedies, time frames, and notices to be sent. The Arizona Landlord Tenant Act details provisions for non- payment of rent, the landlord’s right to remedy non- payment, and the eviction process in general. More detailed information regarding notices to be filed are available by referring to A.R.S. 33-1368- Noncompliance with the rental agreement, A.R.S. 33-1377-Special Detainer Action and Notices to be Served, and A.R.S. 33-361-Remedies of the Landlord for Violation of the Lease. The Arizona Law Help website address the steps involved in eviction process. As far as the problem of not be able to contact the landlord and the payment of rent to the court house, this question is beyond the scope and you may wish to consult an attorney for more specific legal information..
