Question: To what extent is the landlord responsible for safety ? Plates, key entry damaged, 4. Glass broken, 5. Front passenger wheel stolen nuts and all. ??! They claim they're just not responsible....

Answer: As a very general rule, a landlord is responsible for safety to whatever extent he reasonably has control over persons who threaten his tenants’ “peaceful enjoyment of the premises” (A.R.S. 33-1341). If another tenant or another tenant’s guests violate the rules or regulations of the landlord (A.R.S. 33-1368(G)), then the landlord has a responsibility to require that tenant or that tenant’s guests to stop misbehaving. If the violation involves serious criminal behavior affecting the safety of other tenants, then the landlord has the right – and, arguably, a duty – to immediately seek their eviction (A.R.S. 33-1368(A)).
