Landlord and Tenant Rights and Responsibilities
questions & answers
Question: How long dose my landlord have to fix my stove.
Answer: The Arizona Residential Landlord and Tenant Act (ARLTA) does not specify exactly how long a landlord has to make required repairs. It states only that landlords must “make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition” (A.R.S. 33-1324). This is one of the reasons why it is always recommended that tenants make their requests to their landlord using signed and dated letters (keeping a copy for their own records). That way their landlord will know that the tenant is keeping track of how long it is taking. Such letters are also useful because a formal request is always required before a tenant can take further action (if necessary) as described in the ARLTA.
