Question: Is there anything that can be done if a tenant uses water excesively?
Answer: A landlord is required to provide reasonable amounts of running water. ARS 33-1324 A (6). If you believe the tenant is using "excessive" amounts of water you could provide a written notice outling the water usage and why it is unreasonable and giving them 10 days to correct the situation and that if they fail to do so you will consider the lease terminated. If they fail to do so you could then bring an eviction action in justice of the peace court. In order to prevail you would have to establish that the usage was unreasonable and that the breach was was material.
