Question: If I am a renter and get wind damage to my carport am I responsible for the repairs?
Answer: As a general rule, unless a rental agreement expressly says otherwise (and the tenant received compensation (what the law calls “consideration”) in exchange for taking on the burden of making such repairs), tenants are responsible only for damage they cause or permit beyond ordinary wear and tear, while landlords are responsible for damage caused “acts of God,” etc., which is why all prudent landlords have insurance to cover such things.
