Question: I live in a 55+ park, on 10/2 The Gas was shut off due to a leak, The master Pipe under my trailer needs repair, I have been told 3 times that it would be fixed and I would have gas. The only thing done is my Meter was removed and the pipe capped off, so everyone else would have Gas, and that took 24 Days. What is a reasonable amount of time for repairs

According to the Arizona Mobile Home Park Residential Landlord and Tenant Act, section 33-1434 (prior to the disconnection) the Landlord should have provided “a statement of proposed interruption of utility service to the tenants within a reasonable time frame except in the case of an interruption caused by an emergency. An emergency does not include any failure or refusal on the part of the landlord to fulfill his duties and obligations as specified in this section. A statement of proposed interruption of utility service may be provided by posting an announcement of the period of the interruption in a conspicuous place within the mobile home park or by individual delivery to each tenant.” Obviously, the Landlord has already violated the MHPLTA.

Now, you should, IN WRITING, notify the Landlord of what needs to be fixed and give a copy of that to your landlord in person or by certified mail. Your landlord would normally be allowed 14 days to make the repair (or 10 days for repairs affecting Health and Safety); obviously, if you had done so initially, the repairs would be overdue. By giving notice now, you can ask for immediate repair and advise the landlord that, otherwise, you are entitled to have it corrected by a licensed contractor with the costs deducted from your next rent payment.
