Question: I live in a mobile home park where i purchased a trailer for 5000$ after i bought the trailer we noticed we do nit have gas. I discussed this with the landlord and he discovered it was a bad gas line. We have not had gas for months the land lord is not fixing the problem I have no heat hot water or gas to cook with. Am I able to with hold rent? and if i have to leave the property can I be reimbursed for the trailer?

Answer: Under the Arizona Mobile Home Parks Residential Landlord and Tenant Act, mobile home park landlords are required to (among other things) “comply with the requirements of all applicable city, county and state codes materially affecting health and safety” and “make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition,” which includes providing their tenants with access to utilities, including hot water (A.R.S. 33-1434).
