Question: Lot rental increases are done every year at this mobile home living facility. However, the common areas like laundry room has a rotting and broken ceiling panel that has electrical wiring exposed. There are no lights in there and just provided an unstable lamp. The mail room does not have proper lighting as well. How can this be fixed, Its been 6 years that we had been living here and it has been the same condition still.
Answer: Under the Arizona Mobile Home Parks Residential Landlord and Tenant Act, mobile home park landlords are legally required to (among other things) “keep all common areas of the premises in a clean and safe condition” and “maintain in good and safe working order and condition all swimming pool, shower, bathhouse, electrical, plumbing and sanitary facilities, including the recreational hall or meeting facilities supplied or required to be supplied or maintained by the landlord” (A.R.S. 33-1434(A)). Tenants whose landlords have ignored their requests to make required repairs to common areas within the mobile home park may wish to seek legal advice.
