According to A.R.S. § 33-1314 (A), "The landlord and tenant may include in a rental agreement terms and conditions not prohibited by this chapter or any other rule of law including rent, term of the agreement and other provisions governing the rights and obligations of the parties." You may want to review the entire A.R.S. § 33-1314. You may also want to review A.R.S. § 33-1315 for prohibited provisions in rental agreements.

For a mobile home, you may want to review A.R.S. § 33-1413 regarding lease terms and conditions of the rental agreement and A.R.S. § 33-1414 for prohibited terms.
