Question: How often are landlords required to clean the air ducts? At the beginning of each new lease signed is it required for the air ducts to be cleaned before the new tenant is to move in ?

Answer: The Arizona Residential Landlord and Tenant Act does not specify how often air ducts should be cleaned. It states only that the landlord must “make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition” (A.R.S. 33-1324).
